One of the Charleston area's most iconic and unique properties is now on the market! Imagine a mansion worthy of Gatsby, with the style and grace of Downton Abbey and Southern charm reminiscent of Gone with the Wind's Tara plantation home. Woodlands Mansion is truly one of the Lowcountry's premier properties. The impeccably restored 1906 Greek revival mansion sits on an eleven acre estate of azaleas and camellias beneath towering pine trees and moss draped oaks and magnolias only 15 minutes from Charleston International Airport and just 30 short minutes from downtown Charleston.Rare and magnificent treasures like this estate do not come on the market often. In fact, this is the first time the Woodlands Mansion has been offered for sale publicly in the past 25 years.Woodlands Mansion is truly a one of a kind property. From 1994 to 2012 it operated as the Woodlands Resort & Inn achieving the world renowned Mobil Five-Star, AAA Five Diamond Award winning status for both its hotel and restaurant. The possibilities for Woodlands' future are truly endless. Highest and best uses for this property include obviously a luxury boutique hotel and restaurant but also independent, assisted or senior living, Class A office space, corporate headquarters or retreat, event venue (wedding and corporate), exclusive private residence, condominiums, multi-family development, church use, medical rehabilitationfacility, private member club or any combination of the above to name but a few. The four-story Woodlands Mansion is a beautifully restored 1906 historic property with over 25,000 sf of finished area that features 18 bedrooms, 14 fireplaces, 20 full bathrooms, 4 half-baths, bar, spa, sitting room, drawing room, board room, enclosed courtyard, private dining room, wine room, wine cellar, The Pines dining area and Grand Dining Room. Additionally, there are over 5,300 sf of porches and decks to be enjoyed. The building is laid out in a way that is aesthetically pleasing, but is also functional. The mansion is handicap accessible, has two elevators and has a 5,500 sf finished basement for laundry, storage and mechanicals. Sprinkler fire protection systems have been installed throughout the building. There is a large fully equipped commercial grade kitchen containing a custom designed Montague oven suite, walk in refrigerator/freezer and much, much more. The aggregate square footage of the Mansion is 36,286. The property also features the handicap accessible 2500 sf Pavilion with its own kitchen which serves as a conference facility, banquet hall and is ideal for social gatherings. The Pavilion has 1552 sf of covered porches overlooking the landscaped grounds and a Jr. Olympic size heated swimming pool featuring a large sun patio with changing rooms and bathrooms. In 1906, Robert Parsons, son of railroad baron Charles Parsons of Kennebunkport, Maine, purchased 100 acres of land in Summerville to construct his family's winter residence, known today as Woodlands Mansion. Mr. Parsons retained respected architect Frank P. Milburn to design his home. Among Mr. Milburn's other designs are Charleston's famous Gibbes Art Gallery and the dome and roof of the South Carolina State House. After Mr. Parsons' death, his family sold the property in 1939 to Alain White, a respected botanist, philanthropist and internationally known chess expert. Woodlands served as hospice for his ailing sister, May. During the Second World War, Mr. White felt it was his patriotic duty to entertain servicemen with extremely lavish parties on the estate. Debutantes were invited to these well-chaperoned events to engage in tennis, dancing, singing and even roller skating through the halls and rooms of the mansion. Upon Mr. White's death, he bequeathed the property to Mrs. Ruth Gadsden, who made Woodlands her private residence for several decades. During her ownership and even today, many locals refer to the mansion and estate by the name Gadsden Manor. In 1993, the property was purchased by Woodland Estates Ltd. Under the guidance of Joe Whitmore of New York and Martha's Vineyard, Woodlands Mansion underwent 18 months of extensive and glorious restoration, renovation and expansion. In the process, the original architectural genius was preserved and complimented by a Palladian enhancement to the original Georgian style with the addition of the East and West wings. Original precious materials were preserved and reused. At the same time, all mechanical and plumbing systems were replaced and the mansion was expanded to almost twice its original size. In May 1995, Woodlands Resort and Inn opened as a luxury boutique hotel with dining room. The Dining Room at Woodlands was awarded the prestigious Mobil Five-Star, AAA Five Diamond Award status in 1998. The following year, the same recognition was awarded the Inn for its hotel accommodations as well. Woodlands Resort and Inn continued to hold both designations uninterrupted until 2012 when it was sold to the current owner and closed. In June 2006, Sheila C. Johnson, CEO of Salamander Hospitality, LLC purchased the Woodlands and proceeded to expend substantial time and monies refurbishing, refreshing and updating all of the guest rooms and public areas of the mansion. A casual dining area called The Pines was also created adjacent to the Grand Dining Room. Salamander owned or operated the Woodlands until September 2012. Current ownership reopened the property in 2013 as Woodlands Mansion, a private event venue and boutique hotel operating with a bed and breakfast style. Woodlands Mansion has also been used as a filming location for numerous television shows and movies. The eleven acre Woodlands Mansion estate is part of a Planned Unit Development (PUD) with the Town of Summerville and can be expanded to accommodate a multitude of potential uses. PUD allows for single family use as well. There is a large undeveloped tract of approximately 24 acres adjoining Woodlands under separate ownership. Owner may be willing to sell.
